How it works

From first email to first booking

    You tell me about the flat. Address, size, current situation (renting already? sitting empty? stuck in the quota freeze?), and what you want from it. Form or twenty-minute call, your pick.

  2. 02

    I come back with an honest assessment. What it can earn under each strategy — holiday let, mid-term, or the hybrid — what compliance work it needs first, and whether I'm the right fit. Sometimes the answer is "your current setup is fine, here are two tweaks." That assessment is free either way.

  3. 03

    Setup. Photography, listing, smart lock, house manual, registration or lease paperwork depending on the route. You approve the pricing grid and the guest policy in writing — the decisions stay yours, on record.

  4. 04

    I run the ground game. Guests or tenants, cleaning, maintenance, incidents, the neighbour who worries about suitcases. You hear about what matters and sleep through what doesn't.

  5. 05

    You get a monthly report. Income, occupancy, expenses, documents — filed, classified, accountant-ready.

At no point do I hold, receive or transfer a euro of your rental money. French law reserves fund-handling for licensed agencies, and my service is deliberately built outside it: it keeps the arrangement clean, transparent, and free of the conflicts that come with someone sitting on your cash flow.
